Go on, it’s in Kelson & you really need it. It’s been on the market just over a week & I’m so desperate I’m virtually giving it away for considerably less than ¼ of a million.
Please form an orderly queue. . .

How much is it insured for?

Well, they say replacement, but that never really means replacement.
+ my premiums would go through the roof.

What with them saying - don't buy a house now, they will devalue 10% over the next 3 years.
I wonder what all the real estate people were thinking about today - time to go back to their old career?

Yeah I’d like to punch ‘them’ in the mouth. How would ‘they’ like it if I launched a campaign to discredit their investments?
PS the so called experts have claimed the housing market will fall through the floor about 3 times in the last 3 years.
Look what’s happened. The exact opposite.
They are just trying to skew the dollar down.

I thought the only career option open to deceitful, disingenuous, corrupt bullshit artists was real estate...

I like to think Kelson overlooks the Hutt.
Oh yeah, private sale, no agent.

So if I felt I was the king of the hutt valley I could sit in your house on a makeshift throne and pretend that I was looking down on my royal servants??
Normally have to pay a fair bit and murder a fair few people for that kind of privelage

King of the hutt eh?
Resplendent in my freshly trimmed goatee & fearsome mullet, I’d rest a thumb out of my leather waistcoat pocket whilst supping a Lion Red & decide whether to get my bogan henchmen to flood the flatlands again if the tax collected wasn’t to my liking. :yeah:

hahahaha, Did you ever hear that song they used to play on the rock, it was a piss take of hotel california by the eagles.
"livin it up in the hutt valley california"
Cracked me up, but don;t seem to hear it anymore these days since the rock have toned down a bit after the shift to auckland, so maybe living in wellington you haven't heard it as it might have been back in the days of the waikato and BOP only

Sorry this hijacking your thread a little bit. What would the rental return be on a house like this and (given I have never been there) what is the neighbourhood like? likely to get an increase and capital value?

Actually much as I like to laugh about it (grew up in Karori which is Wellington proper) I have worked in the Hutt for well over 10 years & just thinking back, really it is not the same place it was. It used to be depressing, but with reasonably full employment I think everyone got a bit richer & grew up.
Well the valuer said $280pw which seemed pretty alright, but can't be hassled & the wife to be wants a new start in a new place.
Has over doubled in value & houses stay on the market for about 3 weeks currently going from the signs getting sold put on them.

Yeah I remember it here not so long ago now you mention it.
What a load of bollocks most radio stations turn to crap if left long enough.
Great “classic hits from the 80s 90s & now” Easy listening soon.
So they play old fart’s music that was thrashed to bits way back when. I‘d rather hear new decent no commercial music
& I’m 37 so I’m not exactly a kid no more.
Opps, now I’ve hijacked my own thread. . .

Na, just your average dormitory suburb. I grew up 2 streets over in Park Rd. Was a foundation pupil at Belmont Primary.
