Theres a house we're looking at down around raglan way, but apparently the in dept current tenants refuse to move out because it's their tribal land or something. And something about the neighbors holding the power transformer ransom also... So I was wondering (before I get invaded by a bunch of Tame manTiti types camping out on my front lawn) if that kind of stuff is common around there, or are these just random deadbeats?

You need legal advice on this and it will be specific to the title. However the transformer thing might be; because the other party paid for it, and they would expect another user to reimburse them to some degree. The current owner of the title should have sorted it but if he is related then it may not have happened. Friends of mine been thru this!

Go and see the local council, they should be able to shed some light on the situation.....contacting the local Iwi if that fails would be the next step!

I am from Waikato - and have connections in Raglan, there's an area named after my father at Raglan in honor of all the conservation work and work he's done with local land issues, and I know who the main iwi for Te Kaharoa are (get on well with the Rickards and Keriopas) and I know who to ask about the situation.

Doesn't sound like they have local support considering aparantly they have been trying to use some Maori trust or something which some official isn't very happy about. Depends I guess - recently there was an Australian business man who bought a place up north - same situation, rent hadn't been paid, he purchased it and they were given the correct amount of time to vacate - they stayed, police wouldn't help unless he got an eviction order or right to occupy order from the courts. Took months.
It cost him shit loads, they had their day in court and moved out - but now he's selling it because he's worried that after he's fixed it up, they'll torch it!

Not really the win win situation he was hoping for

But then again - they just might see reason and move, have you tried asking them what they would do

Might not be that simple. You do not need an easement to run your own personal supply over your property. The easement could be for general supply or for a neighbours supply but if , like my mate, you are the first to get the power connected, you will have to buy a transformer. It cost him 10g and he was told that as the neighbours connected, they would have to reimburse him. Not a good situation esp if you fall out with them.
