Well i can finally share my great news with you all!
Ive been talking about it since 13... set the goal at 15... and only more seriously been working at building some savings to meet the goal at 18.
The Goal - to purchase my first home by 20... and im on the final leg, signed my life away to the bank!
Shes a small 3 bedroom home with single carport, built in '92 on an approx 650m2 sloped seciton, typical universal type group home, located out west-in Glen Eden. The purchase is still subject to my finance and obviously approval of LIM but its all looking very positive.
The biggest buzz from it all so far? Well when filling out the contract, the vendor put the settlement date down as 12th August 2005... that just so happens to be the same day a certain little westie turns 20! and what better birthday present to have given myself?
There will definatley be a house warming/late 20th, aimed for a whole weekend event somewhere late August, it will be fairly open and relaxed (at least thats the initial idea, honest dad!) and just a time to eat, drink, and talk the trash with mates from all around, especially those whom have helped and offered advice etc with my whole house-buying-saga, and there are a few from here :)
Well, thanks for reading about my recent positive streak! Now i guess its time for the times to get tight, and to face the hardest test in life so far... Servicing the recent purchase and still competeing in Formula 3... Ive come along way since my entry to F3 some near 2 years ago, and despite still having a fair haul to go yet, i sure aint planning on throwing it all away.:ar15:

Hot damn good for you KK.
Its not an easy task getting a first home at your age. I got my first mortgage at 22 (on my own) and have been that way ever since. Oops I mean mortgaged! Always better to own than pay some landlord.
ohhh and dont bother reading the contract they all full of the same of BS

I own my own house. Its nothing fancy but it does have a Door! Carbord is a pretty cheap way of doing it too.

With a bit of effort (and resisting the temptation to add to the mortgage for toys, etc) you may just pay the sucker off before you are 40.
That was one of my dreams. Now at 38, four kids and a second marriage, and that house long gone, I've amended the dream.
I just want the mortgage under $100K.
I reckon I'm gonna do it though.

Wow,good one mate! At your age I never gave a thought to such a thing,there wasn't much to do the thinking with.I was 34 before I got a mortage,and it was bloody tough times too with a couple of kids then.I've just got myself freehold,and it's a blessed relief,although my house would be worth only half yours.Mind you I had a section freehold at 23,had a caravan on it and tried to do the hippy thing on nothing,but had to sell it and divert the money into a family and survival.....and bikes.

Good on ya logo... I hope you have enough room for all the bikes and bits downstairs. Are you living there on your own, or going to rent it out to some others to help smash out that mortgage? It must be a bit daunting buying something so large, but remember that the first thousand dollars is the hardest to save, and you are well past that.

hey mate, yes this is great news, having been (in the know) about this little project, I gotta say I am so proud of you mate, despite advice given to you by so called well meaning people you have stuck to your goal... you will never go wrong with property... Just thinking back to all those time we would chat in the early ams when you were coming back from one of your 3 part time jobs, and how keen you were to obtain a house.. now its more than just a dream, :clap: and I guess the other great thing you have still managed to keep your hand in the whole racing thing..... :ride: ..

Didn't have my first home till about 24-ish, had it nearly paid off, added a third more area onto it, had that nearly paid off, changed careers and cities three times, and now the mortgage is around $250K.:doh: :Oops:
Just shows you what having goals and planning things can do for you.

Biff - when I moved in with The Man, I replaced his boring service station calendar with an Isle of Man bike racing calendar & made him rearrange his garage so my bike would fit in too. We're not all as bad as you make out! :bleh:

Good stuff dude and good on ya for sticking to your goals!! I just bought my first house (I'm 34) and I now wish I had the foresight to have done it a lot sooner like you.
Buying a house is an investment. A mortgage might sound like some huge bill but it is really just "compulsory saving", something you should have no problem with!
All the money you are putting in you will get back once you sell it - not only that you should make a tidy profit even after taking into account inflation and interest....and you have somewhere to live!
I shudder to think how much rent I've paid overs the years when all of that money could've gone to my bank account instead and if I knew what I know now I would've bought a house when I left home ....exactly what you have done! But convincing any teen of such action (let alone myself at 20!!) is near impossible so I must also commend you on your maturity which never ceases to amaze me!!
Hopefully it doesn't affect your racing - mine is put on the back burner along with all my other money eating hobbies for now :( The mortgage insurance company wanted an additional $70 per month to cover me racing :(

thanks everybody for the kind words and even offers of more help in there! MDU will be PMing you, and hell dave, im still buzzing on this so im gunna invite myself around to your place sometime real soon (there is another motive too, will chat to you about that, bahaha!)
Still learning like so much and everything is coming up so fast, despite the long time ive had to sort the housey thing out, and doing some fair research etc, plus listening to AS MUCH advice as possible from anyone whom offered, there is still so much more to the sorting out of the mortgage of the place and just the tid-bits of a private sale too i guess.
Also its funny how there are so many extra costs you dont (or i didnt) perfectly cater for i.e conveyencing(sp?), setting up of my trust, and any professional advice fees (though ive skimped completely on these so far). But ill make it.
Also, my orignal plan was to yes, pay the thing off ASAP! (still taking advice re: fixed/floating etc mortgages).. so every last cent was going to hit that mortgage.
However more recent discussion (last 6 months) has seriously made me consider a rental... or rentals.. i still need alot of advice and to do some more planning, as i do want to continue to race, and would like to give it a proper shot. (there really is waaay too much to spend your money on in life!) Thanks once again guys.

Do protect your asset with regards to defacto relationships. Hate to hear you lose half your house after she's moved in and then moved out.
Don't forget the property inspection. Worth its weight in gold.
Don't trust all what the vendor says, they can lie to get the sale.
Get LIMs and PIMs etc.
Did you get penalty payments regarding them moving out after settlement date?
Nothing more fun than on settlement date handing in the keys to your flat, then turning at your new house with the furniture truck only to find the house still occupied! - friend had it happen to them.
