Reminds me of a case in the UK in the early '90s. Middle of the recession and to encourage sales many developers would pay the first year of a buyer's mortgage.

One guy signed on the dotted line and then took out a 1 year mortgage.

Went to court and I never heard the outcome but one smart guy.
