Cost to build per sq m?

Living in Wellington - anyone got a ballpark figure for cost to build per sqm? Last I heard it was around $2000 per sqm?
Does this include extensions?

Roof trusses being an obvious one. Also with cladding, (not everything can be joined to just anything).

If the existing is below current standards, I think there are requirements to bring certain specifics up to scratch. But that might have only been talked about, rather than implimented.

I know it's not Welly, but here in Hamilton I just saw building co advertising builds start from as low as $1000/m2 (new dwelling) And most of their designs average around $1200/m2

Keep in mind that $2,000 m2 is based on a flat site with minimal earth work, much of wellington is not flat

To me that sounds like a group builder price for a midlevel on a flat site, based on chur chur prices. YMMV.

Generally, without being silly about it, somewhere between $1,000 to $5,000 +GST depending on size, specification, access, required construction methodologies and geology.

Extensions vary wildly between 1 to 2 or 3 X the above rates, and very much depend on whether the extensions are for kitchens/bathrooms or just a garage or a basement development that doesn't require any excavation.

I'm lucky I have a dead flat section in Wellington. The build would be average in terms of fixtures and fittings. MDF used where practical, no hard wood floors etc. Single story, dead flat section. Super easy access, plenty of space to work.

If you are building a complete dwelling the most economical way is to use a building company like GJ Gardners, just do not modify any of their plans as the costs rise quickly if you start playing around. If you get a design and build for a concrete slab, single level & trussed roof you will be in to $2500 per metre plus GST plus site development costs (drainage, services, driveway etc).
If it's an addition to an existing building allow $2500 per metre plus 30% plus 10% contingency plus GST.

Talk to the flying crocodile man, he knows the numbers very well, give him a detailed description and listen to the answer.
