The numbers are the numbers. Your projection of delusion is dribbling down your chin a bit... unless you can come up with the formula and datasets used to calculate the numbers that Voltaire quoted from teh article? I'll add my own seasonal adjusted weighting .
I'm not the one blithering on about "average/Mean", you come up with the fucking formula.

Probably pay to define what that "better" was, eh?

Then, (much as it would incense Mushy) we could stick some numbers on it.

    On what?

I was asking Volty what "better" meant.

You've already demonstrated house prices are lower now than they were a generation ago. So that's better, innit?

I see the poor bloody landlord getting a far smaller return on investment.
They're rich bastards anyway & deserve to lose.

Here's hoping prices, on the graph, fall further so that landlords can get theirs. You should tell the corporates, coz prices, to give the landlord a break.

    Cheers.

In 1976 the average new house in New Zealand had a floor area of 121m2
    By 1986 it was 134m2, by 1996 175m2 and by 2006 209m2.
    I think it's currently 230something.

Now, what does that graph look like corrected for build size?

Shit, looking at your stats, my house must have been built in about 2035.
