That is the biggest issue with Hamilton - to go through, you have to go through. There is no easy and quick way around.

Still, if all you're doing is going there, then it's less of a problem.

Thanks for the info and tips especially casualsonic - very helpful. I quite like the look of areas outside of Hamilton like Cambridge, Morrinsville, Ngaruawahia and Te Awamutu. Unfortunately our circumstances now and in the first few years when I start working make city living more appealing.

Only 20mins for peak hour traffic

I'll trade that for 20 mins to get 2 measly km's any day.

Murphys law the day we decide to commit to Hamilton a fault line is discovered - however the risk of a quake looks about the same as Rangitoto blowing its top - sweet bugger all. Being born and raised in Chch/ Kaiapoi - will keep a closer eye out for reports in regards to liquefaction and will do some homework on the regional and city councils regarding higher risk areas.

Te Rapa, Pukete is a good location (where I grew up) and you should be able to get a house in your price range in that bracket. There is also a few good schools there for the kiddies.
By the sounds of it you want to stay on the city side of the river if your goal is to work at the hospital plus get to Auckland.

Te Awamutu is a happening place apparently, we are looking to move back north in a year or so and I will be looking to buy outside of Hamilton.

We've been in Pukete for 32 years, it's a great part of the Tron but places don't last long on the market anywhere under 400k. I suggest you be in quick. Due to the new road through the new industrial sections west of the Base it's only a short drive/ride to the hospital but the traffic through there can get a bit heavy (by Hamilton standards) in peak times. I'm lucky I only live 6 minutes from work on my pushy. Must have saved a fortune over the years

If u have a job in the cbd, having a place on the cbd side of the river means u dont have to cross a bridge during peak times. if u setting up shop in the cbd, leases in central are cheap as. e.g. $90 per week including 24/7 parking for 15sqm. You coming from the ytaks means u could easily afford something by the river

Indeed agree, both places reflect each others good reasons as to why NOT to become a resident.
If Hamilton is a must, I would look further out rather than within the city limits.
Ohaupo seems to a desired place/Whatawhata/Ngahinapouri or Morrinsville at a push.
