    Selling your house yourself

    Hi KBers

    Just wondering if anyone on here has gone down the route of a private sale.

    Mrs and I are looking at relocating to the mainland (north island for you confused South Islanders) and are in no particular hurry to sell.
    I would think that with Trademe these days and a decent lawyer (which we have) there's no real downside to it.

    The commission that agents take in my mind is pure extortion, particularly in a market like Chch where for a long time there all they had to do was put up the sign and the place sold. If I could save myself 20k I'm all for it!

    Basically wanting some pro's and cons from someone who's been there and done that.

    My sister sold her house on Trade Me last year, arranged photos to be taken, did the open homes herself and negotiated the sale with some assistance from her Solicitor.
    I was surprised as she had zero experience.
    Got more than they were expecting and would do it again.

    Probably easier in a sellers market. Agents in theory have a better idea of what you will get and the 3.5% they charge is reflected in this.

    Get the agents in to do the "free no obligation appraisal" and go for it. Got no problem shafting those thieving mongrels. Your right...it's extortion the fees they charge for sometimes very little actual work.

    I always thought the 'Mainland' was the South island.

    Two very close experiences with private deals.
    My Mum purchased her new home as a private deal through "Green Door" where private sellers advertise their home. Lawyer to take care of the transaction. Very happy.


    My very good mate sold up and moved to Australia (fuck knows why you'd want to move there...) and sold privately. He paid a few hundred for professional photos to advertise and then lawyers took care of the rest.
    Interestingly he sold to people moving OUT of the brand new "wonderful Hobsonville Point" development. They were not happy at all with living there.

    TardMe prices to advertise a house has become a joke (of the EXPENSIVE type). Even the real estate companies abandoned ship and set up their own website as an alternative to being arse-raped by BetradeMe.

    We purchased our home from a private seller 6 years ago. Found it on Trademe. Very easy deal.

    Some tight Scotish cunts I know sell themselves.

    Buyers usually come in a bit lower knowing you are nit paying a rude agent fee.

    Really hard to tell if you are ultimately better off.

    I have found agents fees can easily be negotiated down (even arse-wipe Harcourts) at least a quarter of what they originally tell you.

    It is not that hard to sell or buy a house

    3.5% of 1 mil is $35K

    I know how hard I have to work to earn that figure

    Make sure you get your $$$ worth if you do through an agent

    Have known a couple of friends who have sold privately with no issues, if its a house with no issues at the right price it will sell.

    Having said that, as above buyers will expect to pay less, and a good agent will do a lot of leg work on your behalf and can potentially save quite a bit in lawyers costs sorting stupid little details

    My next door neighbour sold his house on TradeMe. He didn't tell me any details and I didn't ask.

    Locally a valuer will cost about $600.00.

    You could save the estate agent's fees that way, but I wouldn't advise trying to save on the lawyers fees.

    Sold private more then once....
    And bought private twice as well.

    Last house we sold private we got a valuation done and we pretty much asked and got that price...

    Easy quick and stress free affair all round

    Yeah same here, go for it, go private and keep those scum sucking real estate tossers from thieving a single fuckin cent from ya. The money saved could well get a half decent ride, errr holiday for the family .

    As a buyer I'd love to be giving my ALL money to seller and not real estate scum. Hopefully with cheap access to photos these days and electronic sales sites they will be a dying profession.
    All they are after is their commission so really they are not concerned if your 300-500k house sells for 20-40k less than it could have....
    The only benefit I see is if you want to sell fast at good price and then it makes sense as they will have lots of serious buyers to bring through quickely.

    Yeah I've done it before tradeMe houses got up to speed.
    The salesperson you use will be more competent and focused on the best sale outcome . Ie; you.

    The very best advice I can give you is pay for an independent valuation. This can be used to help with the marketing and helps people feel like they aren't paying over the odds. Also stonewalls the lowballers.

    Also get a sign made up from a printer that does real estate boards. Will have pictures details and not the faces of some agent.

    Done it 6 times over the last 15 years (i know.....move around a lot)....never got a valuation, did our own photos. Advertised on Trademe, always got what we wanted, once got a lot more.
    Went down this track after we sold a house in Thames.....the agent did nothing for 2 months, we ended doing our own sign out front with pictures. A passerby saw the sign, came in and offered the asking price with settlement in 7 days...unconditional. Agent stung us for the commission as they had sole listing. Cost us $18k at the time for fuck all. Never again.

    these days buyers scan Trademe, in my view an agent does nothing really now.
