    the local P.I. can do a check on them ...... & keep tabs on them too for a small fee ... Comes in handy if / when they do a runner

    All great fun uh, I have just recently ended being a landlord, we have rented our property for the past 11 years, and A1 ++++ perfect tentants, untill last June 06. A couple of guys moved in, all was well and happy, paying and doing the right things.... Nov-Dec came and rent went all jerky, went round and told them to sort it. After xmas all went real bad, no rent, excuse after excuse, gave them notice to vacate, found all sorts of shit gone bad, shot gun hole in lounge, broken windoe, locks not working, but best of all evidence of a major Hydropnics thing going on. All the wardrobes and one half of the double garage.
    Went through the tenancy T' and really got no where.
    Since sold the property and counted it a lesson'

    Some people are just random with no conscience.

    You good for a loan??? Already forked out $900 just to keep the mortgage going. Can't afford lawyer, wife works at law firm and they say I have done all I can at this point... but they aren't tenancy experts I suppose...

    The laws for Landlords are sucky........It should be called "The Squatters Tribunal"...you might get $5 a week out of them once its gone to court...

    Had a fat bitch on the DPB and her screaming little shits trash my parents house to the tune of about 30 grand... I used contacts of mine to track her down and told my mum where she was just so mum coul get the keys.. My mums too nice thou she wouldnt let me put the hard word on. She just sold the house and swore never to ever be a landlord again.

    I'm guessing patrick is probably fairly above board given his profession and this isnt an option but seriously the only language people like that understand are fear and violence. Heck as a cop i'm sure he knows some nice scary thugs.. get them to pay a visit to and put the fear of god into em. I know a few blokes like barry the baptist, how about you?

    Patric --You "may" be able to put a security over their car.It won't prevent them from buggering off without paying you but it will mean if they go to sell the car down the track you will have an address to serve em disputes paperwork on em.

    sounds like youve got the hard end of the bargain here, one thing I would recomend doing is giving them their notice of eviction and then take them to court for the unpaid rent, sure you'll probably get something like 10 buks a week if you come out on top but atleast it'll be better than the zilch your currently getting.
    If all else im sure you could keep a close eye on them especially when youre on duty... undoubtebly youd find something eventually.

    I once worked for Housing New Zealand. At least HNZ is able to get WINZ to put an "order on benefit" towards rental arrears, which private landlords cannot. But the whole Tenancy Tribunal process is painfully slow. Look at today's news about that lovely lady and her nine sons in Owairaka. Bless them. All that's needed now is the Bloody Labour Gummint to close off a few residential property tax breaks. And people wonder why I'm not interested in residential property investment. Good luck!

    Yup with interest rates and the rest of it, why bother... I did just that. most of the money is now in commercial property, less worry... the government in there right mind would not push closing that loophole... then again, look where they went with the smackin thing.

    When you get your court order you take that to work & income fill some forms out and you can put an order on there benifit any one can do this. And they can also tell you where they are. But you have to have the papers from the court to do this talk to court registra.

    I would serve Notice......do the Tribunal thing........get credit checked tenants via Real Estate Agents.......all the time they are there it is costing you money....sometimes you have to spend money to make money.

    Also, you can get Landlord Protection Insurance... www.rentsure.co.nz

    I would also in a nice way let them know what you do for a living....I dunno call them and give them your work number to call you back on "Hello Police"

    It is a crazy system.....but you will win in the end.
