Bloody tenants - Advice needed!!

I would be very tempted to turn up in a patrol car & uniform,then ask for an explaination of wtf is going on & see what reaction you get

Tenants like this have been practising their art for years. They will know to the Nth degree what they can get away with. Can you clamp the car? Protecting yourself shouldn't be so hard.

one thing I would recomend doing is giving them their notice of eviction and then take them to court for the unpaid rent, sure you'll probably get something like 10 buks a week if you come out on top but atleast it'll be better than the zilch your currently getting.
If all else im sure you could keep a close eye on them especially when youre on duty... undoubtebly youd find something eventually.

They would shit themselves if they knew what I do for a living... then again, they may have received a speeding ticket recently and might wreak havoc in the insides of the house... it's a fine line...!!!

At least HNZ is able to get WINZ to put an "order on benefit" towards rental arrears,

He is on ACC and she earns nothing...

When you get your court order you take that to work & income fill some forms out and you can put an order on there benifit any one can do this. And they can also tell you where they are. But you have to have the papers from the court to do this talk to court registra.

This is the plan so far, except for WINZ as they are on ACC.... courts can't do anything until 48 hours after the Adjudicators ruling...

I would serve Notice......do the Tribunal thing........get credit checked tenants via Real Estate Agents.......Also, you can get Landlord Protection Insurance... www.rentsure.co.nz

I would also in a nice way let them know what you do for a living....I dunno call them and give them your work number to call you back on "Hello Police"

90 days to end tenancy, but tribunal can order possession back in 9 days now, and kick them out the following if necessary... Unsure about telling them about my occupation...see above...

Tempting... but run the risk of "using my position for personal gain..."

Can you clamp the car? Protecting yourself shouldn't be so hard.

Sounds like you have done things the right way Patrick, nothing much else to do. You could try talking to a CAB lawyer and registering an interest against the car, stops them selling the car or obtaining finance if used as security.
I would also suggest doing some research on their prior addresses, get in touch with previous landlords and see what their experiences were, might give you some insight into behaviour patterns. Might also find they want to know where they are now.... collective action perhaps, blacklisting in area, all kinds of possibilities.
You could also name and shame, you might be surprised who knows them.

This idea will probably really get your back up, but it's effective.

Friend of a friend is a professional landlord and has only had one major problem over many years. These people had taken over their friend's lease without his knowledge and then failed to pay a few months later. He decided the quickest way to get the lowlifes out asap was to pay them to leave!!!

He paid them something like $800 to be out in 10 days, and poof, they were gone. He justified it as being the quickest and cheapest way to get the buggers out without dragging it through the courts. Was two weeks rent I believe.

Sticks in the craw I know but if you put ethics aside it makes sense. Who cares if it's rewarding them for their behaviour, it gets them gone fast and they are no longer your problem.

PS He does credit and police checks on all his tennants, with their permission. The good ones have nothing to hide so don't mind, apparently.

It's amazing that even a police officer has little power in this circumstance. There's something wrong with this system eh.

The way my landlord protected himself was by having us on a periodic lease, with a two-week notice period. I think it was two weeks. The legal minimum anyway.

We had to give two weeks notice if we were to move out, he had to give us two weeks notice if he wanted us out. (For ANY reason, no reason needed to be given.)
It was a good system, gave everybody flexibility, but I suppose it increases the uncertainty of income supply for the landlord.
Fixed term leases like we have now, I don't like them. Everyone's trapped in the system.

Just something to keep in mind for the next time.

we had my sisters half sister in our self contained sleep out. we never really knew her before she moved in but she ripped us off

we let her stay rent free for first few weeks because she never had a job - she never told us she was on the sickness benefit. she managed to get 3 jobs in the 4 months she was with us but only stayed a day or 2 at each one. we took her to winz and managed to get some rent back paid as soon as that came thru i took the keys off her and told her to get the fuck out

in the end we got a trashed sleepout, massive cell ph bill, still finding out now whats missing, place reeks of smoke, used the back window as an ashtray, hairdye all thru the carpet, moudly food, broken plates and glasses etc.

i tried to get info on what my rights where - u basically have none. except we didnt have a tenancy agreement so it wasnt so bad. she she owes a fair bit of money but i have here precious guitar

what fucked me off the most was that she kept quitting jobs and winz did nothing. they even back paid the rent from the money she was getting as an accomadation supplement but never passed on to us. people are never gonna change when winz is just supporting them....
