It's only when you take the piss out of a partially shaved wookie with an overactive 'me' gene and stapled on piss flaps that it becomes a problem.
Friend had a skyline built, they handled just about everything. he got double car with sleepout (sleepout for bikes).
All up I think it cost around $7k, with electrical cert, consents and all.
Only input he did was dig his own soak pit for drainage...

Skyline garages are pretty good. $7k sounds pretty damn cheap though. Did that include the foundation pad?
The reality i sthat garages are very esasy to build it's just the consenting process that can be a pain in the arse. Check with the local council and they'll be able to give you the full run down. Where abouts are ya?

Keep it simple if you want to keep your costs down, use a standard garage / sleepout design from the likes of Skyline. As a comparison, skyline double garage is about $7k, if you get a double garage with sleepout over (in roof space) designed and built your into $50k. No brainer really.
Building cost (design & build) of a house, which a sleepout is, is about $2k per square metre.
Other considerations; is the site flat? or sloping, this will increase your costs dramatically. Do you want a bathroom....thats 10K.
Look on websites, Skyline, Versatile etc and get some accurate pricing. Get a quote, cause I'll bet there are things you have forgotten.

Also don't forget that when comparing garages look at stud spacing etc. The cheapest ones are not always suitable for making into a living space.
We found Skyline was the most helpfull company. Nothing was too much of a problem for them. But then that had alot to do with the attitude of our local guy down here at Rotorua.
As soon as you go to a second floor you're looking at consent issues and cost. where possible stay to one level unless you expect to have a fully lettable flat above. Even then you won't get your money back. Apply the K.I.S.S. - Keep It Simple Stupid.

bro jsut had one done here by ideal. double and a half (bit on the side for workshop style thin. heaps of room, plus extraroom in front of vehicles) high stud (2.4 instead of 2.1 i think - definitely the go anyway) in coloursteel, roller doors etc. was around 12k, ll he had to do was write the cheque. everything else was sorted.
bloddy good job too.
got it tacked on the mortgage which required a land valuation etc. garage pushed valuation up $25k instantly, which, IMO, is a good investment
