It seems to me that you both have completely different expectations. You want someone to pay the rent and live by your rules, while she wants to pay rent with an expectation of privacy and independance. You should have pointed out your expectations to her before she moved in. I wouldn't like a stranger going into my room whenever they felt like it and that is effectively what you are. Your house or not! You may have completely legitimate and innocent motives, but from her perspective "It's not normal" and it isn't.
On the other side, I actually agree with you in terms of respect. I'd be highly pissed over the lawn incident too.
My advice would be to tell her you've read her note, can see where she's coming from, but that's not going to work for you because blah blah blah and may be a good idea if she finds another place to live.
Then don't get another one!

It's fair enough that you like to have your house fresh smelling, your lawn nice and your towels not dank and stinky, good on you for having some pride in your things. Tell her that this is why you do these things and if she doesn't like it she can hit the road. Oh and as for her washing only her dishes (in cold water...ewwww!) and leaving your bowl and spoon... WTF!!! My hubby's ex-flatmate used to do that too, geezus, how petty!

I tried to tell her this afternoon when she came in, and explain why I open the windows etc etc, but she just walked off. So, she made the decision for me, shes GONE. Told her out by Tuesday evening, no ifs, ands, buts, or maybes.

I have not taken the time to read all the responses .. mainly cos I am a landlord and know the rules. Rental agreement or not there is a minimum .. but if she agrees to move out earlier that is her choice. Personally I would have killed her after the first week .. but that is me ...

About going into her rented room .. that is where I think you did cross the line ... I try not to unless it is essential ... and in our case that means i need access to under the house ...

Good points for looking for a housemate ... ask the right questions .. do you open windows, when you live here these are the jobs you need to help with ... that sorta shit ... do you wash to hot water ... get on the same wavelength .. also ask for references ... the first question to ask someone else is would you live you them again!

good way to get rid of her..... get barred up in the morning and knock on her door, and ask her if she would mind giving ya a bit of head, before ya nosey of to work.... by the time ya get home shell be long gone..
just make sure you have a mate staying , for the day so she wont take of with all ya shit,
