    I can get by working 2 jobs 7 days a week. I can't get by with 1 job 5 days a week. It was going to be some extra cash to save up to make a lump sum payments now and again.

    I didn't initally have this big a motgage, the house was leasehold when I bought it cos that's all the $$ the bank will lend a single person. The crowd that owns the freehold dicided to give everyone who had a leasehold section the option to freehold it, and those that weren't sold were listed on the open market. So I had to by it cos who knows what kind of investment shark would buy it and then jack up the ground rent price or tell me to "please remove your house from our section". My half of the section cost 50% more than the house, so that adds up to over $350K mortgage, on one income cos there's just me, no girlfriend, wife etc.

    Sorry to tell ya mate but first sign you had of anything semi uncomfortable you should have told her to pack her bags. I've already had 2 bad run ins with flatmates. Don't ever give them the benefit of the doubt. One wrong move and kick them as far as they can go. Even if its a gut feeling, just do it. You won't regret it.

    MGST - I'm a 17 year old girl going flatting and I know exactly how frustrating flatmates can be. My first flat, when I was 16, I was treated like shit by the people I lived with (who were all about 30), even though I did my very best to keep them happy. Now, I'm living with a family friend, whom has some Asian students as well - she and I get along great, but the Asian students piss me off no end with the little things they do (eg, never open THEIR curtains, don't clean their hair off the bathroom bench) and I understand why people can be calling you anal, but I understand!

    But however law states you have to give her at least a month or something notice to find a new flat, but I do agree with you - she's pissing you off, tell her to get out.

    Not signing the tenancy agreement thing is a good thing for you as she basically has no rights so you can give her the boot anytime you like.

    funny the things that piss ya off bout flatmates....finding myself in a flatting situation after many many years of having house's and mortages... for me it's a HUGE culture shock getting used to other peeps habits etc... get another flattie and try again...good luck

    Flatting is wierd - you meet people for half an hour or so next minute your living with them. I wouldn't move in with my best mate - we wouldn't be best mates for long if we did flat. If your the landlord you'll always end up being the "dad".

    There's a reason I don't have flatmates... I'm so anal about how I like my living space and unless I can train someone to live with me, they can't!

    It's fair enough that you like to have your house fresh smelling, your lawn nice and your towels not dank and stinky, good on you for having some pride in your things. Tell her that this is why you do these things and if she doesn't like it she can hit the road. Oh and as for her washing only her dishes (in cold water...ewwww!) and leaving your bowl and spoon... WTF!!! My hubby's ex-flatmate used to do that too, geezus, how petty!

    Does she pay her rent on time? If yes then she is a good tennent.

    You have to grow some hair on your ass and accept that not everyone can live by your standards. I bet if you asked her she would also not be happy with the situation, her note is a bit of a give away of this.

    If you have a formal tennancy contract with her you will probably have to give her 3 months notice, otherwise she can take you to the tennancy tribunal. If she is just a flatmate you can give her the boot whenever. Check what the 'out' clauses in the contract says. You will find that she is entitled to somthing called "undisturbed tennancy" as the landlord if you even go into her room uninvited you are probably in breach of the contract.

    Bro I'll be blunt -$350k morgage on a 2 beddy --thats just rediculous.
    My morgage is $300k and my house is 3 beddy double gargre and a semi self contained flat.
    If ya need to work 7 days to cover the morgage maybee its time to look elsewhere.
    Oh and I answer -just ask her to leave. It aint worth the agro carrying on

    If she didnt sign any papers, put her stuff on the driveway/footpath, change the locks, and say what Ive never seen you before in my life when she shows up.

    Hell put her stuff infront of the neibours house just to really confuse things. Then you can say "Are you sure you didnt live over there?"
