Might have been better if he was.

He could have just sat there wanking away and with a completely straight face (well as straight as the circumstances would allow) ask if she wants to help.

She'd back out pretty quick and I can guarantee it would never be mentioned by her again.

So the place i rent from is a business. (well a church actually) And the wardens obviously dont own this place, they are just the churchs representatives i guess... i pay money to the church directly.

The contract doesnt state anything about them entering, i.e it doesnt say they can come into our rooms, and it doesnt say they cant come into our room.
those church ladies are usually very horny due to there husband screwing the alter boys
Maybe she was hoping you where doing hand party and could get some seeing your in the mood

Am due to put my home into real estate to look for tenants, and will come back every month or so to check it(property)out, will make sure I don't barge in,seriously will give them 48hr notice, mind you my neighbour will keep an eye on the place too, incase the property manager aint doing job.

Just signed a prospective agreement in new area to rent, holy shit talk about the 3rd degree, last landlord so put down MYSELF,previous landlord Me again, after explaining have owned houses since last 6 yrs.

Also maybe take a small tape recorder/dictaphone and ask if taping is ok.

The wardens are agents for the church, who are agents for god.

Taping is always OK if you're a party to the conversation.

One of my clients has a really bad memory and wanted to make sure it was OK and got a letter from the privacy comissioner? that spelt it out.

Maybe she did knock... but the music was too loud??? She was cheaper than noise control... and if they couldn't get ya, forced entry without warrant by Police could cost ya even more...

My guess is it did piss them off sufficiently enough, perhaps no response from knocking, and they now want to discuss the noise levels with ya, and all will be happy families again?? You have apologised, so it should be all good?

Yeah... tenant can give 21 days. Landlord has to give you 90 days, unless it is being sold or their family want to move in, then it is 42 days. Tenants have it sweet, really.... Then there are emergency eviction orders which are done through the TT and that can be real short... This wouldn't fall into that category, on the info supplied...

If ya haven't already, talk to Mom... she is knowledgable in these things...

Call a meeting at your place... test the waters while they are there as to what is acceptable.
