Just wondering if anyone here can recommend a good Real Estate Agency in Johnsonville? Have a house there we are thinking about selling and as we've not lived there for 10 years have lost touch with who's good, who's bad etc...

That's fairly easy. None are good, they all are bad. Esp if you are living out of country it is super easy to lie to you.

The only advice I could give is pay a truly independent valuer for a valuation under the stipulation that you actually want to know what sort of money it is likely to sell for (not marked up or down for marketing purposes) with examples of local sales history. Expect to pay ~$500, but at least you will have a reasonable idea of then who is lying to you the most. Automated web based ones are cute & quick, but won't tell you what you need to know.

No such thing they are all just after one thing... most of them are con artists (well bloody close to it) and would trust any of them.

Don't agree to their commission structure for a starter. Agree a commission that works in your interest, for example one that plummets dramatically for every $10,000 less than the "market" price you agree with them. Even better, see if they'll agree to a fixed price commission, rather than that % of the sale price crapola.

Try approaching several and going with the one that will cut you the best deal. Tell each of them that's what you're doing. The market's tight at present. Use that to your advantage.

Yeah, it would be pretty easy to be ripped off being out of the country....

Last time we bought and sold in Wellington (about 15 years ago) there was a huge variation in two valuations we got.... Luckily then it was Tranzit buying our house at the top of Ngauranga Gorge and we were paid the highest one!!

It's always a good idea to get an independent market valuation, whether buying or selling. And not an "independent" valuer recommended by a real estate agent either.

Remember that an agent will always talk up the value of your property to win the business.

Whatever you do DON"T go near Tommys in Johnsonville. Bad experience had here.
