Tough decision made Andy - good on ya!
I hope option 2 is the way things go for you.

Best have another BOP KB social ride event thingy before you go, huh?

Does it have to be in welly?
    Why not just out of?
Only a short commute each day(if your gonna work in town)
    Cheaper out of town too.

You will be fine for getting a place in central Wellington, but unfortunately garages are like gold down here! These bloody narrow and steep streets make them few and far between.

I would suggest heading out of central wellington there should be plenty available

    Good luck

Sounds like you want somewhere big and open (where the dogs can run, in a fenced environment). Like Waikanae (more similar weather to Tauranga than wellington - that's for sure) or up the Hutt Valley (dont' know it well enough to comment). Any option of Seatoun/Eastbourne area (I dont' get over that way very often)? Over THOSE hills somewhere? (/me needs to look at a damned map!)

Do you know where you'll be working? If so...then live far enough away that you can do either the motorway to work - or some twisty over-the-hill combination that'll make the move down here THAT much enjoyable.

    Good luck dude...

Craziness. Horribly expensive though. As one would expect. Sounds lovely...

Hutt Valley has the whole range of houses from your ex-state style through to the million dollar plus homes. In general the value for money in the valley is far superior to Wgtn central and the commute to WGTN from the hutt valley is normally 15-40 minutes depending on whether you're in rush hour traffic...
Check out "open 2 view", they have the best detail on properties in the valley. http://www.open2view.com/search/?20/1369

However, Professionals are the biggest real estate agents in the hutt valley.

The local council also offers a website system that provides further details and plans of all local hutt houses. This is a great cross-referencing tool when looking at houses to buy. http://gis.huttcity.govt.nz/pes/pres...ass/search.asp

Find all the info you need at the local hutt website: http://www.huttcity.info/
The Hutt Valley has excellent shopping, schooling, entertainment and sporting facilities throughout.
