    its called an automatic pump with a float to activate it
    as soon as the water gets to a min level, pump starts and well... no flood

    Easy M, fit it so it retracts into the ceiling space, trouble is Bond will find an alternative way to park it.

    Aha, but what happens when you lodge a Building Consent application? Would they ask for a stormwater management plan? Or tanking details even? What about compliance with E2/AS1? And is this structure really sustainable and environmentally friendly?
