Mongrals, I feel ya pain, I remember going into court and them not showing, and maybe because I had never been to court, I felt like the guilty one answering bullshite questions. At least IRD compensated a little from the tax loss in FY06, and hopefully will get a little more in FY07.

There is another solution - housing New Zealand. They pay market rent less 10%. It is reviewed every year. It never goes untenanted - well you never miss out on rental if it is empty. They have their own contractors who do maintenance at a Very Reasonable Rate. Terms are 5 or 10 years.
Seriously, take the stress out of finding tenants. Apart from normal wear and tear, HNZ will repair / replace any damage...
Would not do it any other way...

Argh, don't ya just hate that! On a positive note though, you guys are the ones that own a property - I assume they don't .... for what its worth in the long run potential capital gain will make up for this temporary cashflow inconvenience! Tis not the point I know, but its kinda an easier pill to swallow and doesnt stuff with you and your wifes health by looking at it this way.

Anyhooo.....
Went around last night and she was home, served the notice on her and she was gobsmacked... "claimed" they didn't know about the tenancy hearing as they had not received any letter. Pointed out to her that in my last text on Saturday to them that I would see them at the tenancy hearing on Monday, she said, "Yeah, but there was no mention of any time..."
Continues to claim that her money is coming in a fortnight (some ACC lump sum thing that has been "coming" ever since this all started back in February...) but knows now that it is time up.
Got a little prissy at the end saying, "If you want us out, then FINE!"
Will be doing a uniformed visit tonight to ensure they are getting the lawns mowed, the gardens weeded and the rubbish cleared from the garage as well....

funny how tenants can have a sudden infection of ignorance, when things begin to hit home. about them not knowing of the hearing.... duh same thing with my ones...
