I think this is the occasion you should turn up in uniform. Might persuade the little darlings that trashing the flat would not be a good idea.

Mongrals, I feel ya pain, I remember going into court and them not showing, and maybe because I had never been to court, I felt like the guilty one answering bullshite questions. At least IRD compensated a little from the tax loss in FY06, and hopefully will get a little more in FY07.

Good luck with the work getting the place right again...

Add a comment, like "see you at work tomorrow(insert name), can't be late for our unarmed assault assessment".

You mean you admit you're rank?

There is another solution - housing New Zealand. They pay market rent less 10%. It is reviewed every year. It never goes untenanted - well you never miss out on rental if it is empty. They have their own contractors who do maintenance at a Very Reasonable Rate. Terms are 5 or 10 years.
Seriously, take the stress out of finding tenants. Apart from normal wear and tear, HNZ will repair / replace any damage...
Would not do it any other way...

I notice that Patrick's first post on this thread was on the 26 June 2007.

The last post I read was #100 today and he is no further ahead with his problem!

This is just but one of the many injustices of New Zealand, the way Helen wants it!

God help us if we (the nation) don't do something positive to get this country back on track and do it sooner rather than later.

I really feel your frustration Patrick, so much for trying to get ahead.

It's no wonder murder is a growth industry here.

I hope it doesn't drive you broke in the end. Good luck, John.

Argh, don't ya just hate that! On a positive note though, you guys are the ones that own a property - I assume they don't .... for what its worth in the long run potential capital gain will make up for this temporary cashflow inconvenience! Tis not the point I know, but its kinda an easier pill to swallow and doesnt stuff with you and your wifes health by looking at it this way.

Therein lies the assumption, we own the property so we must be rich....

    WRONG!!!!

The bank manager owns the property, we also pay money in to pay the mortgage on top of the rent received....

    Anyhooo.....

Went around last night and she was home, served the notice on her and she was gobsmacked... "claimed" they didn't know about the tenancy hearing as they had not received any letter. Pointed out to her that in my last text on Saturday to them that I would see them at the tenancy hearing on Monday, she said, "Yeah, but there was no mention of any time..."

Continues to claim that her money is coming in a fortnight (some ACC lump sum thing that has been "coming" ever since this all started back in February...) but knows now that it is time up.

Got a little prissy at the end saying, "If you want us out, then FINE!"

Will be doing a uniformed visit tonight to ensure they are getting the lawns mowed, the gardens weeded and the rubbish cleared from the garage as well....

Can't wait to see their faces....
