    Oh man, it is insane uh, I have written the TT off, they were no help to me, at least your people moved thier shite to the garage for storage, I had to dot hat for my past loooosers. then get a order to dispose the shit. which included mouldy food on plates that they had not washed.

    Though in hind sight, you get the bad tenants, and if you are lucky you get the goodin's, only 11% of all my time being landlord was below average. Sure hope the next lot you have treat you and your property with the respect deserved!!!!!!!

    These types are serial rent savers, they pay a few weeks then play this game and their life plan is keeping all cash for themselves bar a few pennies and moving every few mths. Often quite credible they are.

    The Hong Kong immigrants can be bad too - some will pose as a nice family and negotiate good rent (for many places) then sublet to any creeps at a high rent, not fix damage and be uncontactable. I had that happen.

    House was sublet to young idiots from HK at language school. Luckily they did not know rights so I got them out fast once the "careless" and also malicious damage started. For example it was no dogs and they knew it but bought two puppies which they did not house train sand kept tied up on short lead in hall - jerks. I rehomed dogs that cost them a grand LOL. Their revenge was to cut down the weeping flowering cherry tree then sellotape it together again - I only realised on seeing it dying. Also beeby guins to leadlights.. rich prats. My next move - GET OUT IN A WEEK COS I'M MOVING IN THEN OKEY DOKEY.

    The pro free renters should be tattooed on forehead. But there is a bad "tenant" blacklist on the net only I think you need to be a member of some land lords club to list people or view it.

    Is there no way that the Tenancy Tribunal can taken to task and made to be accountable for their actions?

    I just cannot believe that they can carry on unchallenged when they make such obviously one sided indefensible judgements!

    If not, this should definitely be an election issue and there is one next year! Bloody PC bureaucrats! John.

    Gave up on the lawns getting done so I did them... farken hell they were long!!! Poor old mower and I nearly blew a foo foo...

    Looked in the garage and found their stuff still in there... but much to my surprise, there was even more stuff that had arrived and was now stashed in there their washing machine, lounge suite, more rubbish... couldn't believe it!!

    They got a dose of the honesty bug for the first time in a while and said they couldn't afford a trailer for now and hadn't booked the door yet as they just don't have the $$$...

    On the up side, the holes in the walls were fixed. Small beginnings....

    Went around on Sunday to tidy up some stuff and they called in, which was a surprise... could have driven past and we would be none the wiser. Said the door was booked for today with a local firm (to be confirmed yet tho...), trailer arranged for Tuesday to get all out of the garage and they are due to get the ACC lump sum within the next few weeks, promising to make good all they owe plus would pay for the extra week and for the lawns etc...

    Dillemma now is...

    Should I get the distress warrant and seize all the stuff in the garage, which won't be worth a sparrows fart... and risk pissing them off and getting $5 a week for the next 50 million years, OR... believe what they claim and hold out just a while longer in the belief that the ACC monies are in fact coming and receive a lump sum payment for all that is owed.......

    Decisions.

    Heart says fuck em...

    Head says they might just ever so possibly be telling the truth about the pending payment???

    Secure their stuff under the distress warrant and hold it till they pay you off. It's worth more to you that way, and it'll quite possibly save them money instead of trying to replace it (unless it's total crap they only want to dump anyway)

    Can you still get the car clamped once all the stuff is gone? If so just let them get all their crap out and try get the house back up to scratch so you can start getting some money in again.

    Drop into caravan park and ask them to call you if they look like there gonna move so you can get them clamped b4 they try go.

    Better to screw them once they're gone rather than while you still have to look after them, but also adds a bit more risk of them running.

    Yea yea a flowered up " the cheques in the mail" story except its an "ACC" payment instead.....your head is just holding on to grim hope of them having an ounce of decency in them...maybe they have...its a very slim chance tho. You yourself will know past behaviour is a sure predictor of future behaviour and so far except for the holes been fixed (thats probably whats given you a glimmer of hope) theres no clear evidence of them doing the right thing.....in fact they have abused your kindness again by putting even more crap in the garage that you didn't know about

    There isn't a lot of value there.... still, the stuffing them around for a change could all be worth it.

    They themselves are out, the stuff is still in the garage. They aren't moving anywhere for the next two weeks at least... I am getting the court to order their appearance to explain their means to pay the debt.

    Have done all of the above... the door is confirmed as having been booked for repair, to be paid by them too... the holes are sorted. The order for the extra week rent, got a quote from a lawnmower man, as for their stuff, it really isn't worth a sparrows fart to sell, but to them, it is all they have???

    I know....... Forever hopeful.....

    They have done the holes, the door may have actually have been done by now and theor stuff may be gone from the garage, (just haven't had a chance to get around today). The more crap was just their stuff that they had in the house to start with, but where the hell was it to start with before they bought it back?????????

    Wow this is a long saga for you patrick. I would have lost my rag long ago.
    Good to know someone with your good attitude is in the force. But bad to find out how FUCKED the tennancy system is. I didn't like random flatmates and I definately wont be letting out a house I own in the future.

    Went around today (Wednesday) and the door has been fixed.

    Their stuff is still in the garage. It was meant to have gone yesterday, but as it was a shitty rainy day, figured they would have sorted it today in the sunshine...

    Was at the court today (had to pay another $180) to get them summonsed to court to explain to the court how they are going to pay the debt. The court will probably order they pay a shite amount for the next however many years but it is something... The $180 gets added to the amount owed....

    The bond hasn't been paid in to our account by the Dept of Housing... dunno why not, faxed the account details to them on Monday...

    Still got the wheel clamp thing on standby...

    Have applied to the Tenancy Tribunal (for another $20...!!!) to order extra rent arrears for the stuff still in the garage, the cost of the lawns, etc and beginning to think I should just seek "ownership" of all the stuff left behind.......

    As a tenent myself I just dont understand how people can do that! I wouldnt dream of not paying my rent, thats always top priority.
