Has anyone dealt with "We buy Properties" or "We buy Houses" businesses before? What is the deal here? Are they rip off agents? Is their business genuine? I can only imagine that they would put lowball offer, but how much lowball could I expect? Lower end of market? Well under market?
Are there any catches?

Not forced to sell, but if it sells quicker and with no commissions.......

Other options are go with agent, or go by my self through Trade ME etc.

Any advice appreciated (what am I saying, this is KB after all )

definitely get a registered valuation costs around 5 to 6 hundie then you will know where you are value wise also look up https://homes.co.nz/ put your address in there for a indication of price

what ya gotta do is decide how much you would be happy getting for it and if the offer is higher then ya on a win, at the end of the day a house is only worth what someone else is prepared to pay for it.

to come to that decision though may require a bit of research as listed above.

if you live in a normalish house and a normalish street get three agents round the gaff from three different local firms. Choose the one with the nicest tits and demand a BJ or at least a handie.

Get them to give you their estimated selling price and what they are basing it on. Maybe do that QV e valuer thing though I personally think it is a crock o shite.

then invite the lowballing ripoff artiste to make you an offer.

see where you get to. Or just DIY that shit. but maybe once you have some feedback as to value.

been a while since you got a valuation? I would have said 750 up. maybe it depends on where in NZ you are.

You should have a GV on your rates bill - that is a good indication of where to start thinking about a price ..

In Tauranga and the Western Bay at least, this is laughably far from true. GV's are at LEAST $150k less than what properties are selling for.

knowing gv is a help after doing some home work, most areas seem to be selling above gv but homework will tell by how much and it gives an idea. when we bought our house our first offer was gv even tho we knew we wouldn't get it at that but it did get the ball rolling.

our son has gone down the path of building new out welcome bay, the dumps that they thought were in their price range turned out to be not in their price range at auction. trying to get him to ride his damn bike more.

As others have said, get a registered valuation, I've done that a couple of times and been impressed with the accuracy, you do need a good knowledge of what your lowest price is or you are going to screw yourself, no one else is looking after you.

I've never sold a house privately, I've only used agents and have been disappointed a couple of times earlier on, the reason I have stuck with agents is simple, I don't look at private sales, how many others feel the same?
The agents have a huge sales machine and advertising system, in Hamilton any agent from any company can sell a listed house so that's everyone in Hamilton trying to sell your house, yes it costs money but can you market as effectively? Having said that, look for an agent who can sell your house at the best price, you want someone that can sell, not a new friend.

Good luck, the market is a bit slow at the moment but it's a good time to sell, if you want to talk to a local agent my son is one of those, he will twist your arm to sign up with him but I think he is honest and good at his job, alternatively search out recommendations from friends and ask hard questions, it's a lot of money!
