What the fuck is all the landlord bagging in the media about?
Seriously, fuckwits who can't even be arsed to clean the filters on the heat pump the house owner has paid to have installed, or open a bloody window to let some fresh air in, but somehow it's the landlord's fault that there's mould growing in their house while they dry their washing and have their lpg heater going in the living room.
I seriously fear for the future of this country....

Interesting fact: The tenancy tribunal rules are intentionally designed to favour tenants over landlords, and yet the tribunal finds 90% of disputes in favour of the landlord. A majority of those findings fail to reimburse the landlord for damages, and of those that do a majority are never paid.
So where are some of those 90% horror stories in the press?

Well aware that it's all in favour of the tenant.
A landlord has to give a tenant 3 months to trash the place before they leave, but a tenant can give 14 days notice that they're leaving, and be a complete arse with trying to show the property. The last tenant who moved out on us, who was a friend, informed us a few days before we went overseas for a couple of weeks that they were moving out. 6 weeks lost rent, still a mortgage to pay, thanks very much.
It's a shit game to play, just hope it's worth it when I'm retired and they're paid for. Still better than investing in a finance company, regardless of what meads thinks of them.

When I was a kid my Dad had a house that had to be cleaned out with a wheelbarrow, it was like one of those TV shows.
Some left a mess, dismantled cars, outstanding debts.....but I think on the whole most were ok, you only remember the
exceptions. I went overseas for a couple of years in the 00's and the tenant looked after the house and gardens better then
we did.
My hobby stock market portfolio of blue chip NZ companies ....including Fletchersis now 20% higher in a year.
Shame I don't have a lot of faith in smoke and mirrors....
Maybe if the building industry moved out of the 1970's it might have been better.

I sometimes wonder what's the point. The same rules apply in retirement that do through the rest of your life: don't bother trying to earn more than anyone else 'cause they'll only take it off you.
The more you earn from those retirement investments the less pension you're going to be getting. And when you rich pricks get sick then you'd better sell your ill-gotten gains to pay your hospital bill, because the taxpayer only pays for those that aren't as "privileged". And once the rental's gone don't bother trying to supplement your tiny pension by getting a boarder in or trying to set up some sort of B'nB because they'll just reduce your pension accordingly.
And you'd better hope Jacinda's lot remain on the sidelines, or sooner or later that pension is going to be asset tested. And I get the feeling that all the echo chamber driven spin about "inequality" is about to come home to roost in spades: unless you're wealthy enough to require nothing from the state at all while still paying the massive taxes you rich pricks deserve then you're going to rapidly become poor enough to finally deserve some relief.

It wont have that effect on me, I own three property's and a friend owns eight, I doubt he will opt out either. Even if the decision is made to opt out the market because of Capital Gains Tax, the property's will probably be sold to another investor. First home buyers will still find it hard to front up the money unless a house is in a more undesirable neighbourhood, and even then it can prove difficult for a first time home buyer to purchase.
If the situation is that you own just the one rental property, then yes, a Capital Gains Tax should make the smarter property owner sell.
Time will tell.
