I'd stay well away from Papamoa, as current prices are OTT, and the market is stagnant (possibly due to the huge number of sections available, combined with all the spec. houses that were built during the boom)

Parts of Greerton are still cheap (by Tga standards!) and should see good gains over the next few years. Matua is a good area, but will cost to get into.

And take this advice with a good pinch of salt - the market is a fickle little bugger...

Depends on what you want to spend. Greerton is cheap but not good for re sale.
Papamoa is a great place and is a fraction over-priced. Papamoa east is expensive.
Pyes Pa stay away from (DMNTD LIVES THERE).
    Mount Maunganui and Bayfair cheaper.
Talk to ralph as he has checked out market as he is looking at buying also.

No matter where you buy the value of the area will decrease as you own in that area

Still new (8months) down here but from what I've seen from an outside perspective is that Greenton/Pyes Pa areas are the way to go but it really depends on what you're after and how many you would like to spend.

Annette and I have been looking ever since moving down so feel free to give us a buzz anytime

you should come down for a weekend,
check out the areas to get a better idea where you would like to invest.

The old "how long is a piece of string" question....

Depends entirely on what you want it for.

As someone who was born and bred here (yeah, I'm slow and sad), I'd buy in Otumoetai (Brookfield, Bureta, Matua). OK, so the area is older and more expensive, but it's close to town, shopping centres, and even has each level of school. Maybe I'm just pretentious :spudwhat:

I wouldn't (personally) touch any of these mass-produced areas like Bethlehem, Papamoa and now even Pyes Pa.
