    Nah - skinny junkies so no KFC there.... But I do want to know why I wasn't contacted by anyone... The junkies won't contact me, but I would have assumed the courts would/should have.

    Don't know how I missed this at the time...

    I've had a similar problem. In '96 the girlfriend at the time and I moved to Hamilton and rented our West Auckland home out to a young couple to cover the mortgage. They seemed ok - both working - he was a furniture removal driver and moved us down, so that was a bonus, but nowhere near enough to compensate for the hassle.

    All was good for about 2 months. Then they rent missed a payment so I decided to go do some work washing the weatherboards down and a bit of work on a half completed retaining wall and give them a rark up.

    I needed power for the saw and went into the spare room on that side of the house to put a plug in, but the socket was already occupied with a lead going into the wardrobe. You see where this is going...

    So the amateur dope operaton in the wardrobe was collected by the Po-po, the tenants details given and I went back to work. They never arrived home before I finished and headed back to H-Town, but my mind was made up - they were goneburgers.

    So I get a call that night asking where the dope is. "Henderson Police Station I presume" is my reply to which the muppet says "I'm going to go down and get it - they can't just take my stuff like that". Good luck with that, pal!

    Two days later my g/f & I and a mate moved them out... into a miniskip. I changed the locks and in the process found their copy of the tenancy agreement... excellent - no bond, no tenancy agreement... it was as if they were never even there...

    I got the rent money out of them a few weeks later and put the rest down to experience.
    If it wasn't for a concise set of rules, we might have to resort to common sense!

    Be very careful doing that sort of thing, in my experience tenants have become incredibly savvy around the Residential Tenancy Act and its provisions, and will take you to the Tribunal as soon as look at you. Best advice from me, pay a GOOD property manager. Good luck finding one of those, but I can assure you they do exist. PM me if you want some contacts. I am not touting for business either, gave that job up 18 months ago, but I do know a couple of really good ones in Auckland.

    i would have thought for the courts to change anything you had to be notified. Good luck getting the amount put back up.

    Hows the new tenant going?

    Good on you for following this through, friend of mine went through a similar system with a tenant, took her AGES to get the TT to sign stuff over to her so she could clean the house out for a new tenant. This time she seems to have found a good one.

    This was over a decade ago, not that I wouldn't do it again today. That said, that house is long gone.

    thank goodness for that, I about had kittens when I saw this thread back on the forum. There is no doubt that some tenants are extremely challenging, met a few of them in my time.

    If you are ever tempted back into residential rental properties, please get in touch, I used to pick up the pieces for private landlords far too often, there are some amazing people out there that excel at their job and are worth every cent in fees.

    Am in process of shifting,and selling the house/letting it out,by going exclusive with real estate company,my home is able to be managed by them for a slightly less % than normal,they do all checks ,we say yes/no to pets,small babies etc,they do the work.Or we can pay them a one off amount they do checks and we have to organise the payments are up to date.As the shift is only 160km away either option is ok,but for peace of mind will more likely go managed route.Afterall it is ligit expense and deduction.

    It appears that their level of incomes and what is available to be used is assessed by ACC/WINZ and it might have been getting a little tight for them - poor wee things.... As a result, it was assessed that the $10 per week was too much for them to lose. Unsure how they see the $2000 I lost because of them isn't too much for me to lose....

    Effing Arse!!!!!!!

    Could get them in to court to have them assessed again - at my expense... and they might say the $3.33 is even too much... FFS!

    Option 2 is see if they have a car that might be able to be taken in lieu of debt... Hmmmmmmmmmm........

    Don't worry about it Patrick.

    Just take the current average interest rate on a bank loan, and work that out over the 12 years it will take them to pay back that $2,000.

    Then present them/the court with a invoice/bill for that too.

    It's only fair, surely?

    I had some shit tennants and I had to evict by moving back in (myself) and then claim all the money back off the bitch about 2 months later. I got her for heaps though. Still was a pain.

    You don't understand the game. To losers like these, landlords are simply an inexpensive source of interest free rent money.
