I don't think this is to do with his experience or inexperience as a Politician. I think the problem is with his lack of understanding as to what it actually means to be Conservative. From my Point of View, there are a small handful of Right Wing politicians, Globally, that actually understand what a Conservative should be for or why they should implement a policy.
Case in point: A Conservative stands up and says 'We should lower taxes' and immediately you will hear the prattling from the Media of 'Giving tax cuts to their rich mates blah blah blah' and the typical Conservative Politician is suddenly scrambling for words.
The correct response is to articulate the Conservative view "We in National/Republicans/Tories believe that the person who best knows how to spend your money is the person that earned it. You. We don't want to see your money fritted away on Politician's vanity projects, we want to see you invest it or spend it as you see fit" (or something like that).
Making the case for a Smaller government, Greater individual responsibility AND individual freedom.

In addition to the sell offs there were also a lot of state units around Wellington / Hutt Valley that were demolished as "earthquake prone" and then the land sat empty for years until rebuilding started in the last few years But I think very few state rentals among them, mostly in private ownership and even if considered "affordable" they are still out of reach for the previous tenants

But instead of replacing like with like they took away high density two storey housing and built new smaller two bedroom homes single level for all the solo mums.
The days of the 1/4 dream are over for everyone. All of these properties should have been rebuilt as 2-3 storey apartments with a communal green space where every fourth or fifth original house was.
Five years now.... I think even chch rebuild was faster.....

If you add National repeatedly denying there was an overseas buyer problem, and continuing to allow Judith and Jenny's chinese friends to buy houses to sit empty.
A large number of council and state houses were suddenly unavailable to rent due to healthy homes laws, as they couldn't be brought up to standard quick enough.
Continuing changes to rental rules causing private landlords to sell off their rentals. Previous landlord just sold the house features quite highly on rental applications at the moment.
Lower end marginal rentals are being sold rather than brought up to standard, and replaced with housing the previous tenants can't afford.
A large number of younger people have reached the age and critical mass in Kiwisaver to go house shopping.
Pretty much washes up to previous governments have created the problem, and the current government haven't done anything material to fix it, and probably should have admitted up front they were pushing shit uphill with a pointy stick rather than make silly promises.

State housing
Labour increased the state housing stock by 9000 when last in government: National have reduced the number of state houses by 1000 in the last 12 months alone.
There are 2700 vacant state houses, and the waiting lists are at a record high at 5800.
National has used Housing NZ as a cash cow in the middle of the housing crisis: making a net withdrawal of $212 m (2009-2013) and are budgeting to withdraw another $252 m over the next 3 years.

Well let's not ignore the major driver is immigration. We went from 4 million to 5 million in record time, like 10 years.
