    If there is nothing on the agreement you signed you are rather silly ... always back sure that you have the minimums .. you are acutally covered by the law and your landlord should know this. The main recourse you have is to put your complaints in writing with suggested methods for the future. Or just discuss it with the person.

    i am not planning on trying to get any. I just wanted to know what my rights are in that situation. i would happily move on but they want to have a meeting about it. Forgive me that i dont want to just go and sit down and have them lecture me without knowing where i stand.

    ahh quote should have been cut off shorter.

    just pissed off, ideal result for me would be an apology for not knocking, i have already apologized for the music. (which was at 1:30 in the afternoon, I don't really believe i was being unreasonable.)

    as long as the person that you are renting off owns the property then you are automatically covered by the base contract set out by the TT. Nothing that you sign can can go against that base contract (e.g. if the base contract states 48 hours, and your signed contract states 24 hours, the base contract is the valid one, e.g. 48 hours).

    IF the person you are renting off rents the property from someone else who owns the land...you are stuck with what ever is in your contract.

    Needed to find this information out a few years ago...could have changed but if so haven't heard about it.

    Yes, I'm pretty sure that that is their legal obligation under the act.

    thanks this was the kind of information i was after.

    So the place i rent from is a business. (well a church actually) And the wardens obviously dont own this place, they are just the churchs representatives i guess... i pay money to the church directly.

    The contract doesnt state anything about them entering, i.e it doesnt say they can come into our rooms, and it doesnt say they cant come into our room.

    Doesn't matter who the landlord is ... their representatives are the ones that have to obey the law.

    If it doesn't say you are covered as previously mentioned by the minimums required by law.

    Sounds like you have perfect grounds to complain then. I'd suggest ringing the TT people before going to the meeting, they are very helpful and it doesn't cost anything.

    on this note our contract say that we can be given 21 days notice to leave, but the TT says 90 days. Which one would apply?

    There is 2 different types of "getting kicked out", one is if they sell the house or if the owners move in, 2nd is if they just want you gone. 90days is the min for them just wanting you gone, can't remember what the selling of the house is...will be on there website. EDIT: 45days keeps popping into my head...who knows tho

    So as long as you rent off the owners as far as I understand it you have to be given the 90 days notice.

    Again, please ring the TT to confirm this as things do change...and it was a couple of years ago I researched this.

    I know the net makes is easy to ask questions, but get off it, and on the phone. Only the TT can give you reliable answers.
