Totally irrevelant but there are plenty of developments north of AK that are not selling. A friend who is the CEO of one of the biggy developers reckons there is enough property developed in the Nth to meet the demand for the next 30 yrs, so dont touch unless it is absolute prime waterfront.
From memory, 40% of NZ's population lives between AK harbour to Hamilton to Tauranga.
Buy in area that serves those people, it's all about demographics so I'm told.
